Jacob D. Schwartz has worked in the real estate finance and development field for the last 10 years and has spent 30 years of his life in San Diego.  During his last eight years with Urban Housing Partners, he has been an eyewitness to the power of urban redevelopment which has completely changed the downtown San Diego skyline as well as numerous communities through out the city.  

As a Project Manager, Mr. Schwartz oversees the many entities involved in the different stages of the land development process.  In the conceptual stages of a project, he conducts the in depth market & project feasibility studies which are used to identify niche opportunities, direct preliminary project design and ultimately create product positioning.  As a project progresses through the land entitlement and California environmental review processes, Mr. Schwartz leads the development team with tactical coordination and management decisions.  Mr. Schwartz strives to develop and maintain strong and respectful relationships with city professionals and elected officials in order to help ensure that a project progresses through the entitlement processes in an acceptable manner.

Before, during and after construction, Mr. Schwartz develops and maintains sophisticated financial models which are used to guide the decisions of the project owners.  His experience in commercial real estate finance complements his role of creating the marketing materials used to sell projects, attract investment capital and attain project financing.

Prior Experience:
Prior to joining Urban Housing Partners, Inc., Jacob worked as a commercial real estate loan analyst with Johnson Capital, a nationally known real estate investment bank / capital advisory firm.  While there, he gain experience in the income producing commercial real estate sector.  He was exposed to many different product types and assisted senior officers in a variety of loan submissions.  Prior to Johnson Capital, Jacob gained experience as an assistant analyst at Silver Portal Capital, a real estate investment bank.  While there, he was taught how to analyze the real estate capital markets and large publicly traded real estate companies and their associated transactions.
